Tropical sun, monsoon rain and hard water are relentless on Malaysian buildings. The most common calls we get — and permanently fix rather than patch:
- Roof leaks: cracked tiles, failed flashing, blocked box gutters
- Ceiling stains and damp walls traced to their actual source
- Spalling concrete on balconies, eaves and car-porch slabs
- Hairline render cracks and failed exterior paint systems
- Rotten fascia boards, sagging awnings, rusted gates and grilles
- Tile debonding (the hollow-sounding floor that eventually pops)
Every repair starts with diagnosis, not quotation. A ceiling stain is rarely where the water enters; we trace the path, fix the entry point, then make good the finish — and warranty the lot.
Scheduled Upkeep Contracts
For strata committees, landlords and business premises we run annual maintenance agreements: two planned inspections a year (before and after the monsoon), a photographed condition report, minor repairs done on the spot, and priority call-out response for anything urgent in between. JMBs get proper documentation for their AGM files.
Response Times
Urgent leaks and electrical faults get same-day or next-morning attendance within our coverage area. Non-urgent repairs are usually on site within a week. Contract clients jump the queue — that is the point of the contract.
