These terms cover two things: your use of this website, and the standard basis on which Appco Construction & Renovation Sdn Bhd (Reg. No. 202101236784 (1417893-D)) quotes for and carries out works. A signed quotation and contract always take precedence over the general terms below.
1. Using This Website
Content on appco.help — text, photographs, guides and pricing indications — is provided for general information. It describes typical projects, and no two properties are identical; nothing here constitutes a quotation or professional advice for your specific building. You may not scrape, republish or resell site content without written permission.
2. Indicative Pricing
Figures quoted on this website (for example “bathrooms from RM12,000”) are honest indications drawn from completed projects, not offers. Binding prices are only those in a written quotation issued after a site visit, and each quotation states its own validity period, normally 30 days.
3. Quotations And Variations
Our quotations are itemised and fixed. Work beyond the quoted scope proceeds only after a written variation order signed by both parties stating the price and schedule impact. We do not carry out “while we’re here” extras and bill for them afterwards, and we ask clients not to request them from site crews directly.
4. Payments
Payments are staged against milestones set out in the quotation (typically deposit, progress claims tied to completed work, and a retention released at hand-over). We never require full payment in advance. Late payments beyond 14 days may pause the programme until resolved.
5. Site Conditions And Approvals
Clients warrant they are entitled to commission works on the property (as owner or with the owner’s consent) and will disclose known defects, previous unauthorised works and access constraints. Where local authority, JMB or landlord approvals are required, we prepare submissions, but approval timelines rest with the approving body.
6. Warranty
Completed works carry a 12-month workmanship warranty from the hand-over date, covering trades we performed. The warranty excludes fair wear and tear, misuse, works altered by others, and manufacturer-warranted goods (which carry their own terms). Warranty claims are attended within 14 days, urgent leaks sooner.
7. Liability
We maintain contractor all-risk insurance on active projects. Our total liability in connection with any project is capped at the contract value, and we are not liable for indirect losses such as alternative accommodation beyond what is agreed in the contract programme. Nothing in these terms limits liability that cannot lawfully be limited.
8. Governing Law
These terms are governed by the laws of Malaysia, and disputes fall under the jurisdiction of the Malaysian courts. We will always attempt direct, good-faith resolution first — it is cheaper and faster for everyone.
